How to Pressure Wash Without Wrecking Your Surfaces
Pressure is a tool, not a setting
The number one way people wreck their own property is treating a pressure washer like it has one speed. Too much PSI etches concrete, furrows wood grain, blows the sand out of paver joints, and drives water up behind siding where it rots and molds. The surface decides the pressure — not the other way around.
PSI & nozzle by surface
| Surface | Pressure & tip |
|---|---|
| Concrete driveway / sidewalk | 2,500–3,000 PSI, 25° |
| Pavers (re-sand after) | 2,000–2,800 PSI, 25° |
| Brick | 1,500–2,000 PSI, 25° |
| Wood deck / fence | 1,200–1,500 PSI, 40° |
| Vinyl siding | 1,300–1,600 PSI, 40° |
| Stucco / screens / roof | Soft-wash only (<1,200 PSI + cleaner) |
Technique that doesn’t leave stripes
Hold the wand at a steady distance and keep it moving — pausing burns a mark in. Overlap each pass by a third, work in consistent rows, and rinse top-down so dirty water never runs over cleaned surface. Pre-wet plants and rinse them after. On a wall, never aim up under the siding laps.
Detergents & the mildew that loves Broward
Our salt air and humidity grow black and green mildew and algae fast. The fix isn’t more pressure — it’s a cleaner that kills the organic growth so you can drop the pressure and protect the surface. For house exteriors, screens and stucco, a soft-wash (low pressure + cleaner) does what brute force can’t, without the damage.
Never pressure wash these
Roof shingles (you’ll strip granules and void the warranty), old or cracked stucco, peeling painted wood, window screens, AC condenser fins, electrical, and any pre-1978 painted surface (lead paint). When in doubt, soft-wash or leave it.
When to call a pro
Two-story exteriors, anything involving a ladder, roofs, delicate stucco, and big jobs are where the risk (to your house and your body) outruns the rental savings. Our pressure-washing crew brings commercial gear and the right soft-wash mix for Broward growth — insured, and we’re careful around your plants and screens.
Frequently asked
What PSI is safe for concrete versus wood?
Concrete and pavers handle 2,500–3,000 PSI; wood decks and fences want 1,200–1,500 PSI with a wider 40° tip held farther away to avoid furrowing the grain.
Will pressure washing damage my pavers?
It can blow the joint sand out if you get too close or use too much pressure. Keep the tip moving and re-sand the joints afterward to keep pavers stable.
How do I get rid of green and black mildew?
Use a cleaner (soft-wash) rather than raw pressure — it kills the algae and mildew at the root so it stays gone longer and you don’t damage the surface.
Should I pressure wash my roof?
No. Pressure strips shingle granules and can void your warranty. Roofs and screens should be soft-washed with low pressure and a cleaner only.
